Is this really 25% back — or is there a catch?
No catch. Arizona law permits agents to rebate a portion of their commission to buyers. On a standard transaction where I earn a buyer-agent commission, I return 25% of that to you as a credit at closing. It shows up on your closing disclosure.
Do I have to prove my hero status?
Yes, a simple credential check: military ID or DD-214, agency ID for first responders, medical license or employer letter for healthcare, school district ID for educators. Standard Homes for Heroes verification — takes about five minutes.
What if the seller isn't offering a buyer-agent commission?
This does come up post-NAR settlement. We'll negotiate the commission as part of the buyer's agreement upfront so you know exactly what to expect before you make an offer. Your rebate is calculated from whatever commission is ultimately earned.
Is the rebate taxable income?
Generally no — the IRS treats buyer rebates as a reduction in purchase price rather than income. But I'm not a tax advisor; please confirm with your CPA for your specific situation.
